Our eligibility standards are generally as follows in evaluating an applicant to become a tenant. We look for:
- Combined GROSS monthly income of at least 300% of rent
- Minimum of 21 years of age
- Background check free of significant criminal history
- Credit history reflecting consistent history of “paying as agreed” and little to no delinquency
- Job stability
- No eviction history
There are circumstances that can possibly mitigate missing items on the above list, such as a FULL-TIME student or graduate student at CWRU, providing documentation of paid tuition, or registration, or Offer Letter. We will also review a narrative explanation of other mitigating factors that you believe to be important.
We require a $35 non-refundable application fee (per applicant) and a security deposit (equal to one month’s rent) to reserve an apartment. The apartment remains on our available list until all listed items have been provided and a lease is mutually executed.
